New design-build construction

Project description

In partnership with Broccolini, construction of a new 16-storey building (690,000 ft²) with shops on the main floor, governmental office spaces in the rest of the building, 4 levels of underground parking, and 1 000 m² of warehouse space. The construction had to also occupy 100 % of the available land space, and aims for a LEED Gold certification.

Challenges and Solutions

  • Two ambitious projects (along with the 455 De la Carrière Blvd. Building in Gatineau), carried out simultaneously, with competitive prices, and each with a very tight schedule).
  • Real estate development on an existing contaminated site.
  • Reducing light pollution in order to minimize the impact on the night environment with a maximum of 0.35 lux at the edges of the property.
  • EE4 energy simulations to demonstrate proposed solutions that would reduce energy consumption by 57.7 %, in relation to a similar building studied by the MNECB. This represents an 18 % improvement in terms of initial design objectives set by the team.
  • Green roof in order to reduce heat islands and limit the quantity of rainwater returned to the sewers.
  • Aiming for LEED-CS Gold certification.
