New design-build construction

Project description

Construction of a new 16-storey building connected to ICAO headquarters by an existing atrium and mainly consisting of offices and shops on the ground floor, as well as a daycare centre, a gym, a cafeteria with commercial kitchen and a client conference centre.
PAGEAU MOREL designed all base building electromechanical systems, as well as an architectural lighting project for specific areas such as the atrium, washrooms, elevator lobbies.

Challenges and Solutions

  • Project aiming for LEED-NC Gold certification.
  • Reducing outside light pollution.
  • Design of flexible, modular and innovative lighting control that will serve the base building and future fit-ups, regardless of the needs and strategies envisioned.
  • Raised floors for ventilation by displacement.
  • Heat recovery with reverse current cassettes.
  • Reusing internal loads to heat the building envelope with high efficiency heat pumps (very low energy consumption).
  • Plumbing fixtures with very low water consumption with a rainwater recovery system.
