New design-build construction

Project description

New construction to move administrative services to a new building. Hagen Industries took this opportunity to acquire a building constructed based on sustainable development practices and to have the first privately-owned LEED-NC certified building in Québec, while maximizing the possible grants received from Hydro-Québec and CBIP.
Broccolini was mandated to take on this project for Hagen’s head office in construction management mode, which is also a first for a LEED certified building. This 3-storey (plus one basement) building includes closed and open area office spaces, a cafeteria, a 12-space underground parking, a gym/weight room, a photo shop, as well as a private pet shop. The building also houses the company’s IT hub where orders and invoices are generated on an international level (operation 24 hours/7 days).

Challenges and Solutions

  • Quebec’s first privately-funded building to achieve LEED-NC Gold certification!
  • Top-of-the-line facilities based on the principles of sustainable development.
  • During the design process, energy simulations were performed to evaluate the impact of proposed HVAC and interior lighting solutions on the building’s energy performance.
  • Obtaining the maximum amount of available grants for energy efficiency.
  • Commissioning for electromechanical equipments during the detailed design and construction phases.
