Project description

Construction of a new 18-storey building in downtown Ottawa mainly used as offices and including a 3-level parking. In addition to a commercial area on the ground floor, the base of the tower will be occupied by a data centre, a 10,000 ft² gym, a training centre that can hold 175 individuals, as well as a conference centre for 380 people. This building is designed for a LEED-CS Gold certification.

Challenges and Solutions

  • LEED-CS Gold certification achieved in December 2012.
  • The contractors were part of the project team. Along with the project team, they participated in the design in order to improve the cost/quality ratio of the project. Therefore, they questioned some aspects of the design and made us challenge ourselves, which in effect optimized the electromechanical systems.
  • Necessary to adapt the Base Building’s design to the client’s design criteria for the interior facilities.
  • Strict monitoring of construction schedule, interventions, and quick decisions.
  • The team had to maintain a minimum percentage of energy efficiency for the required LEED certification.
  • Cost savings of 30 % and 53 % in energy savings compared to the National Energy Code of Canada for Buildings’ reference building.
