Office retrofit in a heritage building (by phases)

Project description

Retrofit of the Le Windsor heritage building to bring together all 475 employees of Desjardins Securities (VMD). In integrated design, this project consisted in the fit-up of 5 floors (138 000 pi²) and included the transformation of an immense 8-storey glass window into an ultramodern trading room (offering improved comfort in terms of air and ventilation quality). It also included the construction of a balcony with a view on the trading room, the construction of a large reception area, the fit-up of multimedia rooms, the fit-up of a computer room with a preaction fire protection system, the implementation of a new emergency distribution network including a new generator and UPS systems, and various other fit-ups such as office spaces, conference rooms, telecommunication rooms, cafeteria, gym and showers, mail room, lockers, kitchenettes and kitchens.

Challenges and Solutions

  • Commissioning of installations, as well as analyzing and consulting for the LEED certification.
  • PAGEAU MOREL analyzed and integrated sustainable development measures and worked with VMD to make their project one of the first LEED-CI (Commercial Interiors) buildings in Quebec (LEED-CI Gold certification received in December 2009).
  • Efficient follow-up of of performance during the commissioning, and meeting objectives for the quality of interior environments and system performance.
  • Implementing energy efficiency measures and upgrading systems in order to significantly reduce energy consumption.
